Access Statement
The driveway to the house is directly off the main Bancyfelin council maintained ‘B’ road. The drive is 300 metres long; the first 150 metres are a gravel track with grass verges and centre; the second 150 metres are gravel with concrete curbstones and this leads to the graveled parking area at the front of the house.

From the parking area there is a shallow step to a large pillared open porch area with flagstone floor and a further shallow step from the porch into the hallway. There is a light in the porch.

The entrance to the hall is 36 inches wide and from the hall, which is spacious with a solid oak floor and rugs, there is access to the guest dining room and guest lounge on the ground floor and stairs to the first floor. The dining room and the lounge have hardwood flooring with rugs.

The stairs are 40 inches wide with shallow steps, carpeted, and with a banister rail up to the spacious first floor landing that, in turn, provides access to all the guest bedrooms.

Two of the bedrooms and three of the bathrooms have fitted carpets; the other two bedrooms and one bathroom have solid wood flooring with rugs.

All the bedrooms and bathrooms are spacious.

The house is not suited to wheelchair users.
